MONTHLY FINANCIAL STATEMENTS Our accounting staff will manage the payment of your property’s monthly expenses and provide you with detailed financial statements each month.
BUDGET PREPARATION In order to keep expenses manageable, we can customize an annul budgaet that best fits the needs of your property.
MARKET ANALYSIS Our staff will do a market analysis to determine the optimal monthly rental amount for your property to ensure a minimal vacancy period.
INSPECTIONS We will conduct periodic physical inspections to notifiy you of any additional attention your property may need and to ensure that all tenants are keeping their homes in an acceptable manner.
ACCOUNTING Our accountants will track your expenses, enter and deposit all monies collected for your property and dispurse funds as requested by you on a monthly basis.
TRAINING We will supervise the hiring and training of all on-site employees and will ensure that they are familiar with Fair Housing codes and all applicable state laws.
SEC. 42 HOUSING COMPLIANCE With over 15 years of experience in affordable housing, we can audit and complete all compliance paperwork according to state and federal regulations.
CAPITAL IMPROVEMENTS We can solicit bids from preferred vendors for any capital improvements needed on your property and supervise the work until completed.
TENANT SERVICES
TENANT SCREENING Legacy prides itself in placing pre-qualified tenants thouroghly review each prospective tenant’s rental and credit history, criminal background and verification of employment.
COORDINATE MOVE INS After approval, we will meet with your new tenant and ensure all lease agreements have been properly executed as we welcome them to their new home.
RENT COLLECTION Through written notifications and phone calls, our staff will ensure the on-time payment of your rental income at the beginning of each month. All late and eviction notices will be served according toIdaho state law.
MAINTENANCE REQUESTS Our knowledgeable maintenance staff will complete each work order immediately after receipt and will follow up with each resident to ensure everything in their home is working effiiciently. We also provide our tenants with 24-hour emergency repair services.
SECURITY DEPOSIT RETURN After the move out has been processed, we will ensure the tenant’s security deposit statement has been returned wihtin 30 days.

WEBSITE EXPOSURE Your property will be listed on our company website with detailed photos, floor plans, and property information. We also provide the option for our prospective residents to apply directly online.
ONLINE ADS We constantly update and repost ads on various rental sites to guarantee maximum exposure for your property.
FLYERS & BROCHURES To target certain markets, we will custom design a flyer or brochure for your property and market to local businesses in the area.
SIGNAGE A company leasing sign will be displayed in front of your property the moment it becomes vacant. We can also custom design a leasing banner and entrance sign according to your property’s needs.
RESIDENT OUTREACH Referrral bonuses, newsletters, resident activities and open houses are all part of a marketing plan that we can customize for you property to drive more traffic to any vacancies you may have.
